Every home we design starts the same way — with a conversation. You bring the vision: the lot, the lifestyle, the must-haves. We bring 30 years of construction knowledge and translate it into plans your builder can actually use. The process moves in three clear stages, and nothing advances without your approval.

Preliminary 2D Design

Turning your idea into a workable plan. Flow, layout, and orientation. Using our expertise and build experience, we advise not only for function, but cost effectiveness.

3D Model & Rendering

With the 2D plan locked, we build a full 3D model of your home. This is where we can catch issues before they appear in the field, and ensure a buildable design.

Construction Blueprints

Upon your approval of the 3D rendering, we produce the complete permit-ready plan set. Everything your builder and the permit office need, in one complete package.

Additions & Remodels

Site Plans

We produce scaled site plan drawings showing your proposed structure, setbacks, drainage, and other key lot features. Site plans are commonly required as part of the permit application process — we'll make sure yours is accurate and ready to submit.

  • On-site lot visit and assessment
  • Topographic evaluation
  • Site plan drawing to permit specifications
  • Site documentation package

Site plans are a flat fee of $460. Survey data and site information required — we'll walk you through what's needed.

Lot Feasibility Study

Before you buy. Before you build. Know if it works.

Buying land or evaluating a property for a specific use? Before you commit — or before you bring in a full design team — a Lot Feasibility Study gives you a clear, documented picture of what may be possible on that lot. We analyze your site against local zoning requirements, setbacks, and GIS data, then overlay your proposed structure footprint directly onto the map so you can see how it fits. Have an existing plan or a layout you're working from? Bring it — we'll use it as the basis for the analysis.

What's Included

  • GIS map with your proposed structure footprint overlaid
  • Setback analysis for your jurisdiction
  • Zoning compliance review
  • Buildability assessment — what works, what doesn't, and why
  • Written summary of findings and any constraints

This service does not include 2D floor plan design, layout modifications, or structural recommendations. Our findings represent a highly informed assessment based on our education and experience — not a legal or engineering guarantee. If your plan needs redesign to fit the lot, that rolls into our full Custom Home Design process — we'll tell you clearly if that's the case.
