About Sullivan Homes

Sullivan Homes was founded by Todd J Sullivan in 1993. After graduating from Gonzaga Law School, Todd’s first home was for his grandmother.

By 2006, Sullivan Homes was the second largest leading homebuilder and land developer and built homes from Sandpoint, Hayden, Coeur d’Alene, Post Falls, Idaho and throughout the larger Spokane, WA regions with Sullivan Homes WA and Sullivan Homes Idaho.

Due to the Great Recession of 2008, both construction companies were closed and Todd went back to law in Scottsdale, AZ.

In 2015, Sullivan Homes was restarted by Todd and Jack Kestell, and is now a Design/Build homebuilder focusing on custom homes in the Spokane, WA, Coeur d’Alene, ID, Hayden Lake, ID regions.

When I was a kid, I constantly would draw hot rods and homes. My greatest passion is designing homes (and I still play with cars). Almost thirty years of designing homes, and building those homes, have taught me the art of design and the skills of the master homebuilder. It’s a unique passion to be able to design a home, build it, and when you leave the jobsite – to look back with pride and a sense of achievement.

Where does Sullivan Homes Build?

Sullivan Homes builds custom homes in the greater Spokane and Spokane Valley in Eastern Washington.
Sullivan Homes PNW builds custom homes in the Post Falls, Coeur d’Alene, Hayden, and Bayview regions of Northern Idaho.

How Busy is Sullivan Homes?

With the boom in custom homes, Sullivan Homes is approximately 3 to 6 months out for scheduling a new custom home.
However, most custom homes require design, specifications, pricing/bidding, and financing. The typical time frame for pre-construction processess ranges from 2 to 6 months, depending on complexity and permit times. Once a client is committed, Sullivan will schedule a start and reserve that time for their custom home.

How Long does it take to Build?

All contracts are 9 months in time from the date the building permit is issued. Large and complex projects will take longer.

How do I Finance a home?

Financing a custom design/build home is by the client. This saves money for the client as builder financing cost more and is included in the price of the home. 
There is great custom home loans available with as little down payment as 5%. Please contact Sullivan for their construction lenders.

What is the typical Price of a Sullivan Home?

Sullivan designs and builds custom homes from $400,000 to $1,500,000. With technology, custom homes are available to everyone that can afford a new home.

Is the Price fixed?

Yes, every contract to build is a fixed price. 
The exclusions are for rock, water, and additional engineering (permitting).
Lumber cost is tied to a price index. Due to the time frame from bidding the project to actual ordering lumber (up to 6 months), if the price of lumber exceeds 15% of the price index as measured at time of the bid, the client pays the change in cost for lumber. 

How long is the Price valid for?

Prior to a construction contract, Sullivan submits a pricing letter that contains the price, specification level, square footage, and other pertinent information. The price is locked in for three months from the date of the pricing letter.
